Do you need a rewire?

Signs Your Home May Need an Inspection or Rewiring

Not every older home needs rewiring: plenty are perfectly safe. But certain signs suggest your wiring should be inspected by a qualified electrician, who can then tell you whether you need a full rewire, a partial one, or simply some minor work. If you notice any of the following, it's worth getting it checked:

Fuses or breakers that trip frequently for no obvious reason
Lights that flicker or dim when appliances switch on
Sockets or switches that feel warm or look discoloured
A burning smell you can't explain near outlets or the fuse box
Scorch marks or staining around sockets and switches
Cracked, broken or very old sockets and light switches
An old rewireable fuse box with ceramic fuses and no RCD
Rubber, fabric or lead-covered cabling from decades past
Too few sockets, so you rely on trailing extension leads
No earthing to older lighting or to metal pipework

Urgent: if you notice smoke, sparks, burning smells or signs of overheating, stop using the affected circuit where it is safe to do so and contact a qualified electrician urgently. Call us on 01592 407374.

The only way to know for certain is an inspection. An Electrical Installation Condition Report (EICR) checks the true condition of your wiring and tells you exactly what, if anything, needs doing, so you're never talked into more than you need.

Which do you need?

Full vs Partial Rewiring

A rewire doesn't have to mean the whole house. After surveying your wiring, we'll be honest about which of these actually suits your property.

Full Rewire

Replacing the wiring throughout

All the cabling, sockets, switches and lighting points across the property are replaced, along with a new consumer unit. Usually the right choice where the wiring is genuinely old, unsafe or has failed an inspection.

  • Older properties with original wiring
  • Homes with a failed or unsatisfactory EICR
  • Major renovations and extensions
  • Peace of mind for the next few decades

Partial Rewire

Replacing only what needs it

Only specific circuits or areas are rewired, perhaps a kitchen, an extension or one problem circuit, while sound existing wiring is left in place. A cost-effective option where most of the installation is still in good order.

  • Kitchen or bathroom refurbishments
  • A single faulty or overloaded circuit
  • Adding circuits for an extension
  • Targeted fixes flagged by an EICR
The process

What Happens During a House Rewire

A rewire is a big job in your home, so we plan it properly and keep you informed at every stage. Here's how it works from first contact to finished job.

1. Survey & planning

Before any work is booked, we talk through what you need and survey the property. This is where the job is properly understood and priced.

  • Initial discussion of your requirements
  • Full property survey
  • Agreeing socket, switch & lighting positions
  • Checking access and existing wiring
  • Clear quotation & proposed work plan

2. First fix

The hidden stage. New cabling and circuits are run through walls, floors and ceilings to every planned socket, switch and light, with back boxes fitted ready for the finish.

  • New circuits & cabling
  • Back boxes for sockets & switches
  • Cabling for lighting points

3. Consumer unit

Where required, a new consumer unit (fuse box) is installed with modern RCBO protection, giving every circuit its own protection and bringing the installation up to current standards.

  • New consumer unit where needed
  • Modern circuit protection
  • Surge protection where appropriate

4. Second fix

The visible finish. Sockets, switches, light fittings and the faceplates all go on, and everything is connected up and made ready to use.

  • Sockets & switches fitted
  • Light fittings connected
  • Everything connected & energised

5. Testing, certification & handover

The whole installation is thoroughly tested, and you receive your Electrical Installation Certificate. We then walk you through everything before we leave.

  • Full testing of the installation
  • Electrical Installation Certificate
  • Customer handover & walkthrough
Planning around you

How We Keep Disruption to a Minimum

A full rewire involves working throughout the property, but careful planning can keep disruption as manageable as possible. Before work begins, we explain where access will be needed, how each stage will be carried out and what you can expect during the project. A rewire means allowing electricians access throughout your home, so careful planning, communication and tidy working matter.

Before starting, we explain which rooms we need access to, where flooring may need to be lifted and whether any wall access is required. Where practical, work can be organised in stages to help keep parts of the property usable. We protect surrounding areas, work carefully around existing finishes and keep the site organised throughout the job. Making-good requirements are discussed clearly during the survey, so you know what is included before work begins.

Every property is different

The work is planned around your home and your circumstances. A vacant or renovation-stage property can sometimes allow the work to be completed more efficiently, while occupied homes require additional planning around the household.

Access is explained upfront

Before work starts we talk through which rooms we need access to, where flooring may need to be lifted and whether any limited wall access is required for the cable route. Nothing comes as a surprise on the day.

Your home is protected

We protect surrounding areas, work carefully around your existing finishes and keep the workspace organised throughout the job, tidying as we progress rather than leaving it all to the end.

Making-good agreed in advance

Where cables and boxes need some access into walls, we agree the making-good arrangements with you during the survey, so you know exactly what is included before work begins. Where required and agreed, we can also organise a plasterer for you.

Understanding cost

What Affects the Cost of Rewiring a House?

Every rewire is different, so there's no single price, and any electrician who quotes one sight unseen is guessing. These are the things that genuinely shape the cost of your rewire, all of which we assess during the survey so your quotation reflects your actual property:

Size and age of the property: more rooms and floors mean more circuits and cabling.
Full or partial rewire: replacing everything costs more than targeted work.
Number of rooms and circuits: kitchens and bathrooms need more than bedrooms.
Socket and lighting requirements: how many outlets and light points you want, and where.
Ease of access: suspended timber floors and lofts are easier than solid floors and plastered ceilings.
Wall construction: solid stone walls common in older Fife homes take more work than stud walls.
Occupied or vacant property: a vacant or renovation-stage property can sometimes allow work to be completed more efficiently, while occupied homes need extra planning around the household.
Consumer unit replacement: whether a new fuse box is needed as part of the job.
Additional electrical work: extra sockets, smart wiring, EV points or outdoor power.
Making-good arrangements: how much plaster and decoration repair is included.

Landlords & buyers

Rewiring for Landlords & House Buyers

A lot of rewiring work comes from two situations: rental compliance and house purchases. We handle both regularly across Fife.

Landlords: if an EICR has come back unsatisfactory, we can carry out the remedial work or a full rewire to get your property compliant and safe for tenants, with the certification you need on file.

House buyers: if a survey or homebuyer's report has flagged the electrics on a property you're purchasing, we can inspect the wiring and give you a clear quotation, so you know the real cost before you commit or negotiate.

Testing and certification is a service in its own right too. Ask us about EICRs when you get in touch.

Interior electrical installation with new lighting completed in Fife
โ€œHaddon, Ben and the team were all fantastic right from the start. We needed a full house rewire and as well as making my vision possible for where to place sockets Haddon also gave his opinion and ideas which was super helpful. Very friendly team, will most definitely be using again in the future.โ€

Rewiring questions

House Rewiring Questions We Get Asked

How do I know if my house needs rewiring?
Warning signs include frequent tripping, flickering lights, warm or discoloured sockets, an old rewireable fuse box, or fabric or rubber-covered cables. The best way to be sure is an inspection: an EICR can help determine whether a full rewire, partial rewire, further investigation or targeted remedial work may be appropriate.
Do I have to move out during a rewire?
Not always. Whether you can remain in the property depends on the scope of work, the layout of the home and how the rewire needs to be organised. Where practical, we can plan the work in stages and explain how power and access will be managed. We'll discuss the most suitable approach for your household during the survey.
Can a rewire be done room by room?
Yes. Where it suits the property and your circumstances, we can stage the work so you're not without power everywhere at once. We'll set out the plan for your home as part of the quotation.
Does a rewire include a new fuse box?
A full rewire normally includes a new consumer unit with modern circuit protection, as the two go hand in hand. For a partial rewire it depends on the condition of your existing board. We'll tell you honestly whether it needs replacing.
How is disruption managed during a rewire?
Some access may be needed beneath floors or within walls, depending on the property and the existing cable routes. We protect surrounding areas, lift flooring carefully where required, keep the workspace organised and tidy up as the job progresses. Any making-good arrangements are explained and agreed before work begins.
Do I get a certificate when the work is done?
Yes. Every rewire is fully tested and you receive an Electrical Installation Certificate confirming the work meets the current wiring regulations. It's important for your records, for insurance, and if you ever sell or let the property.
Can you rewire older stone-built or traditional Fife properties?
Absolutely. We work on plenty of older and traditionally built homes across Fife. Solid stone walls and awkward access take more care and time than a modern build, and we factor that into the survey and quotation.
How much does it cost to rewire a house in Fife?
There's no fixed figure, because the cost depends on your property's size and age, whether it's a full or partial rewire, access, the consumer unit, and any extra work or making-good. We survey the property and give you a clear quotation based on your actual home, not a guess.
